Uni-Chem scores a bargain

If South Korean company Uni-Chem succeeds in buying the former Hynix plant for $50 million, it would be significantly less than the $250 million to $300 million Hynix spent to build the plant.

Many factors are at play in the massive discounting on a big, idled industrial property, real estate and economic development experts say.

One of the most important factors is that a large industrial plant is built for a specific user and for a specific purpose, so it’s often a challenge to find a buyer once the original user no longer wants it.
